Our Process
Step 1: Project Planning
Our initial meeting is a time for us to learn more about our clients’ individual project aspirations. Recognizing the diversity in each client’s preferences for their project, we then outline plans or concepts, outlining the preliminary steps before on-site construction begins.
We thoroughly examine plans in conjunction with our team and major MEP Contractors, proposing Value Engineering (VE) alternatives that can yield cost savings. The nature of this planning phase may vary based on whether the project is a TI, design build, or a standard remodel.
Step 2: Pre-construciton
After the initial planning meeting with our architects, engineers, and clients, the pre-construction meeting is our next step. We review established timelines, allocated budgets, and specific milestones requested by our clients.
During this meeting, we acknowledge the importance of our clients’ timeframes and address any ambiguities to help construction go smoothly. We detail the construction process, define responsibilities, and align expectations to set a strong groundwork for successful project execution.
Step 3: Construction process
Throughout the construction phase, we maintain weekly meetings with our clients, offering regular updates on ongoing onsite developments. Further into the process, we arrange onsite walkthroughs, so that clients can see their evolving space firsthand.
We also may schedule a dedicated meeting with the client and our onsite superintendent to go over any site conditions or changes that may surface during construction. At each step, we make sure to communicate regularly with the client for complete transparency.
Step 4: Closing out the project
During the closeout phase, our team will walk through the space alongside the architect and client for a detailed review and discussion of all finishes. This crucial stage also encompasses in-person examinations, where we focus on health and safety aspects within the new building. We also provide onsite training to ensure our clients will be prepared to handle specific building systems or fixtures for effective operation and maintenance.
